The Minneapolis Area Association of Realtors (MAAR) recently released their monthly video called the “Monthly Skinny.” Jennifer Cutter, 2012 Treasure at MAAR talks about real estate trends from the month of October. The one that had caught my eye was that in the Month of October, we hit a 10 year low! Down 29.7% from October 2011.

Other highlights:

October 2012 Pending Sales are UP 34% (4,485) from 2011 (3,345). Of those 4,485 Pending Sales, only 37% represented Short Sale or Foreclosure.

Median Sales prices are UP 14.8% ($175,000) in October 2012 over October 2011, which marks the 8th straight month over month increase.

Months supply is DOWN 41.4% to 3.7 Months.

Based on the numbers being reported by MAAR, we are seeing a real SHIFT in the Real Estate market. Homes are selling quickly, with at times multiple offers. All signs point to a very busy Spring of 2013.

How much money do I need to save in order to buy my first home in Como Park? There we can research and find MN down payment assistance programs that are available that can help qualified home buyers.

Como Park Down Payment Assistance

Most of the programs for down payment assistance are especially designed around the needs of the first time buyer. Each has its own set of qualifying guidelines. Some of these program guidelines include things like maximum income, debt versus income ratios and more. You will want to check with a mortgage professional who can help review your eligibility requirements.

One of the better programs for entry cost assistance is now available in Como Park as well as all cities and counties in MN. The Minnesota Housing Finance Agency offers the HAF program which can help with between $3,000 and $4,500 of assistance. This entry cost assistance comes in the form of a 2nd mortgage but has no interest rate and no monthly payments to make. One benefit to HAF is that it can be used along with other city entry cost assistance programs when available.

Como Park Down Payment Assistance Programs

One of the better assistance programs is currently available in Como Park as well as throughout the state of Minnesota. The Minnesota Housing Finance Agency offers a great program called HAF which includes up to $4,500 of entry cost assistance. This assistance comes in the form of a second mortgage with no interest and requires no monthly payments. The other great thing about HAF is that it can usually be layered in combination with other entry cost assistance programs when available in various communities.

Como Park Home Stretch Workshops

Most down payment assistance programs in Minnesota have a requirement that must get a certification through a class for first time buyers. You will need to plan for a one-day classroom training and it is is offered through several community agencies Dates and times for the classes vary but are available evenings and weekends. If you are using a local community down payment assistance program be sure to find a class that satisfies both the state and local community program guidelines. Registration is simple and can be done 24 hours a day because you can register for the Home Stretch Workshop on the internet.

Selling a Phalen Home

Selling a home today in Phalen can be a big challenge, especially considering that nearly half of the competitive listings are short sales or foreclosures. Real estate values have been declining in part because of the lower asking prices offered through banks who need to bring down their real estate owned inventory. Highland Park Rental townhomes: Advantages of Buying vs. Renting

If you are searching for Highland Park rental townhomes, pause for a couple of minutes and consider the difference in renting townhomes versus buying one. Since it is more expensive today to rent townhomes than to buy one isn’t it at least worth it to consider saving some money by buying Minnesota real estate?

Highland Park Rental townhomes: Is It Worth The Cost of Renting?

Highland Park rental townhomes will usually have the advantage that you can get out of a lease arrangement within 12 to 24 months. This advantage comes at a cost, however, , in that your rent payments will often times exceed those of a house payment. Additionally the rental deposit may well be in excess of the entry cost required for buying a home when considering all of the down payment assistance programs available for MN first time home buyers. Finally, perhaps the real cost in renting a townhomes is the fact that you are helping someone else buy their home with your rent payments, versus buying your own home.

The advantages may certainly be worth it, despite the high cost of renting, to rent if you have plans on moving again at the end of your lease. I tend to think that if you buy a home today you should plan on staying in it for a few years while the market develops.

Benefits To Buying Highland Park townhomes for the First Time Buyer

With all of the benefits available to the MN first time home buyer today, it is hard to know where to start in terms of listing the benefits. The State of Minnesota now offers special loan programs through its Minnesota Housing Finance Agency to offer reduced interest rates as well as down payment assistance. Additionally many communities today offer additional down payment assistance loans or grants that both reduce what you need for cash to close as well as reducing your monthly payment.

For many Minnesota first time home buyers the big question is where do I start? Your very first step towards buying your first home is to get prequalified for a home loan. By doing so you find out how much you are qualified for so that we can research homes in a comfortable price range.

Highland, is located in the extreme southwestern corner of Saint Paul. It is bound on the north by Randolph Avenue, on the eastern edge by 35E and on the south and west by the beautiful Mississippi River. Highland Park is a residential area developed after World War I although a number of notable much older houses survive. The Highland area is also the home of several well-known private schools including Cretin High School, Derham Hall, St. Paul Academy/Summit School and the College of Saint Catherine. With plenty of affordable Highland Park homes for sale, this is a great community.

Are you looking to buy one of the foreclosures in Como Park? Whether you own your own home now or are a MN first time home buyer, you should learn the basics before going out to buy. While there are many great values in Como Park foreclosures you will want to be prepared for how to negotiate your offer.

Como Park Information

The Como Park neighborhood is situated in the northwestern part of Saint Paul along the northern city limits. It is bounded by the cities of Roseville and Falcon Heights on the west and north. Nearly 2 million visitors are attracted to the Como Zoo and Conservatory every year. With a variety of affordable Como Park homes for sale, this is a great location for Minnesota first time home buyers.

Foreclosures are Bank-Owned

A bank-owned foreclosure can be a great deal sometimes because the bank owns it and is paying for the maintenance of it. As opposed to a short sale, the selling bank has a big motivation to get the listing off of their books. Since there are many buyers in competition with you, you might be surprised at what you will need to offer in order to get the property. In the lower price ranges it has turned into a sellers market meaning that many foreclosures sell for well above the listing price! Knowing what to offer for the foreclosure is critical in terms of being successful with your purchase.

Factors in Buying Foreclosures

There are 2 major factors to consider what you will make as an offer. The first is how long the property has been on the market and the second thing is the general property condition. A foreclosure that has just been listed is likely to sell for near the listing price (or even higher), while a bank that has a house that has been on the market a long time might be willing to negotiate for deeper discounts. Also, a home that is in poor condition may not be able to be financed so the bank may reduce the price far enough to attract cash buyers. Foreclosures and Financing

If you are going to be financing the purchase of a foreclosure there are some critcal things to know. First, the property must be in acceptable condition in order to qualify for most loan programs. Properties that are in poor condition will either require a cash offer or special financing such as FHA 203k. Selling banks will also tend to limit the amount seller paid concessions towards the closing costs of your home loan. In most cases the selling bank will limit their contribution to 3 per cent of the selling price, or 2 per cent if you are an investor. Finally a selling bank will never look at your offer if it includes a financing contingency and if you don’t provide a preapproval letter along with the offer.

The latest Monthly Skinny Report given by the Minneapolis Association of Realtors (MAAR) presented by MAAR 2012 President Cari Linn. With the most recent decrease in inventory available in the Twin Cities and increased buyer demand of homes for sale in the Twin Cities area, we are in what is considered a “Seller’s Market.”

Pending Sales (2,929) in the Twin Cities Real Estate Market were UP 24.3% in December of 2011 vs. December of 2010.

Inventory of Homes for Sale (16,191) in the Saint Paul and Minneapolis Areas was DOWN 28.7% in December of 2011 vs. December of 2010.

Prices of Real Estate Listings for Sale in the Metro Area were DOWN 6.5% in December of 2011 vs. December of 2010 (Median Sale Price – $145,000).

In the year of 2011 the Twin Cities Real Estate Market saw sales INCREASE 8.3% to a total of 41,447 homes sold.

The great news in addition to all of this is that the real estate market continued to recover with out the help of any government incentives to buy or sell. With interest rates at the lowest we have seen in a very long time and the amount of homes available to sell on the market, we are expecting (and have already started to see) properties listed for sale on the MLS move quickly.
