Yesterday, The Hartmann Korby Team had a unique opportunity to see the inner workings of the Wells Fargo Underwriting Department

In Minneapolis- The Hartmann Korby team was invited by local Wells Fargo mortgage bankers Jim McCaffrey and Michael Spindler for a tour of their hi security facility. It was an amazing honor! We are the first and only team to get a behind the scenes to tour of this facility.

Not knowing what to expect, I stepped off the elevator and began to hear the quiet calm of feverish work from over 80+ underwriters and 20+ closers.  Knowing it is just days before was month end, I was surprised by lots of smiles and calmness.  There were signs placed all over the office and cubicles talking about putting clients first, doing what is right, and solving problems.

The highlight of the entire afternoon was getting a chance to meet with the leaders of the department, Nicole and Patti.  This dynamic set of “client first”- do whatever it takes- leaders were outstanding to listen to.  Patti spoke of new ways that Wells Fargo is moving forward to expedite the loan approval process.

My favorite story that Patti shared was that of a buyer that was supposed to close on a specific day, you know the scene – moving van is packed, help is lined up, ect….  A small glitch came up last minute with the agent and they needed to call to clear something up.  Patti was relentless in her desire to close that day, she would not take no for an answer.  Guess what, it closed on time.  It was so refreshing to see such passion and determination in an area that very few of us in the real estate business ever get to see.

My hats off to the Wells Fargo team and what they are doing to streamline the mortgage process.  As being leaders in the industry, I could see why.

Como Park Home Stretch Workshops

Most down payment assistance programs in Minnesota have a requirement that must get a certification through a class for first time buyers. You will need to plan for a one-day classroom training and it is is offered through several community agencies Dates and times for the classes vary but are available evenings and weekends. If you are using a local community down payment assistance program be sure to find a class that satisfies both the state and local community program guidelines. Registration is simple and can be done 24 hours a day because you can register for the Home Stretch Workshop on the internet.

Many Minnesota first time home buyers are taking advantage of the down payment assistance funds available through the Minnesota Housing Finance Agency.  If you are renting today, chances are that by using MHFA down payment assistance you will find that it is cheaper to buy a home versus renting one.

All three of the down payment assistance funds have a couple of things in common:

1) You need to put a minimum of $1,000 of your own money into the transaction

2) There are maximum income limits

3) You cannot have more than $5,000 of liquid assets left over after closing.

4) These funds can be used in combination with FHA, VA, USDA, or Conventional first mortgage financing offered through Minnesota Housing

5) They are second mortgages on your property because you are essentially borrowing the down payment.  However they have zero per cent interest and no monthly payments due.

6) They are available to qualifying first time home buyers anywhere in Minnesota.

Let’s look at some of the differences between some of these down payment assistance programs:

1) $3,000 HAF assistance used with the Minnesota Mortgage Program.  The basic benefit to this program is that you can use it in combination with the MMP first mortgage program which will always have a better  interest rate than the CASA program.  Generally this program has lower maximum income limits except in designated “spotlight areas”.

2) $4,500 HAF assistance used with the CASA program.  This program is available to buyers who either have incomes too high to qualify for the $3,000 program or who need the additional $1,500 assistance.  The underlying CASA first mortgage program has a higher interest rate than the MMP program.

3) $8,500 Home Help.  This program can be used in combination with the CASA first mortgage program.  The income limits are a bit more conservative than with the $4,500 HAF assistance and this program has restrictions on the quality of the home.  Generally speaking, as a program that utilizes national sources for funding, it is not a good program for homes that were built before 1978 on which there is any chipping paint.

For home buyers these days one of the major questions has to do with how much money they need to save in order to buy a home.  The answer to the question depends on whether you are a Minnesota First Time Home Buyer or if you have a home to sell.  While there have been major changes in the mortgage market in recent years, there are still plenty of low down payment options.

No Down Payment Loans

In some limited instances, home buyers can still find home loans which required no down payment.  VA loans still require no down payment but at least one of the occupying buyers must be an eligible veteran.  This type of loan has a great advantage in that not only is there no down payment required but the buyer can ask the seller to pay their closing costs as well.

Another zero down payment loan is available from the USDA.  These loans, also known as Rural Development loans, are an excellent choice but are limited by location.  The property must be considered to be in a rural location.  Generally you would need to buy as far north as North Branch, Isanti, Cambridge or Zimmerman.  In the west you would have to buy as far out as Buffalo, Waconia, or Belle Plaine.  If you are looking in the south metro you would need to buy in Elko New Market, Northfield, or Cannon Falls.  The eastern metro is not eligible in Minnesota, but just over the river in Hudson you could benefit from a USDA loan.

Low Down Payment Loans

Most buyers in the Twin Cities metro will find that FHA or Fannie Mae’s My Community loan are the lowest down payment options.  While FHA is the most flexible program in terms of credit, it’s 3.5% down payment requirement is slightly higher than the My Community loan at a 3% down payment.

FHA is the most common because it can be used by most buyers.  Even buyers who have owned homes in the past can use FHA financing.  Additionally there are no maximum income qualifications for the program.

The Fannie Mae My Community loan or Freddie Mac Home Possible loans are designed for first time home buyers with moderate incomes.  These can be excellent options for buyers who are looking to buy a property that does not necessarily qualify for the more stringent FHA standards.

Down Payment Assistance

Minnesota first time home buyers can also benefit from state and local community down payment assistance programs.  These programs can help reduce the typical down payment requirement to as little as $1,000 down.  These programs are generally limited by maximum income and asset guidelines.  Most require that the buyer has not owned a home within the past 3 years but some actually are acceptable for buyers who are selling their current home to buy another.

Get Preapproved Early

If you are considering buying a home but are concerned about how much down payment you will need, I would highly suggest that you get preapproved early.  You will want to work with a local Minnesota mortgage lender who has access to these down payment assistance programs so that you can truly learn what types of programs are available to you.

One potential problem for some MN first time home buyers is when they have no established credit.  To many mortgage lenders, the absence of credit means they cannot offer mortgage financing due to mortgage loan requirements.

Fortunately there are some mortgage loan programs that still work with “non-traditional credit”.

What is non-traditional credit?

With a non-traditional credit report your mortgage lender can develop credit based on bills and payments that you are making but that are not yet reporting to a credit bureau.  For example, if you are renting from a landlord, a credit bureau can call the landlord to verify the payments you’ve been making.  Similarly the credit bureau can do this with other bills such as electricity, gas, cable, telephone, or even car insurance.  The key is that you must have been paying the bill monthly for at least 12 months.

At least one of these items must be for housing, such as rent.

In order to build a non-traditional credit report you will need to collect the phone numbers and account numbers for any of these companies where you make a monthly payment.  Your mortgage lender will give these to the credit bureau who will call each of these sources to develop the report.

It’s important to note that this process does not permanently add these creditors to your credit report.  It only helps the lender develop their own report used for purposes of the mortgage loan program.

Why do I need to establish credit at all?

Lenders look at past credit history as a predictor of how a borrower will pay for the mortgage payment.  If there is no history at all, there is no way for them to determine the relative risk of lending the money.  Another way of looking at it is that smaller bill payments are like practice towards paying the largest bill, usually the mortgage payment.

What if my lender does not offer such a program?

It is important for first time home buyers to know that there are many lenders out there and each have varying rules and guidelines.  If you’ve talked to just one lender who did not have the program, don’t be discouraged.  Call or email me and and I can put you in touch with one that will.

One increasingly common financing option in Falcon Heights for Minnesota home buyers is available through the VA. This type of Falcon Heights mortgage financing has increased by about twenty per cent over the last few years due in part to the sheer number of our returning veterans. Additionally with the loss of other options for zero down payment loans in Minnesota, the VA offers a benefit that offers eligible buyers a unique opportunity to buy their home with no down payment.

Falcon Heights VA Loans: Not Just For First Time Home Buyers

Many veteran home buyers misunderstand the fact that they may use their VA eligibility benefit more than once. As a result veteran home buyers do not necessarily need to be a MN first time home buyer in order to get VA loans with zero down payment. This can be a perfect solution for veteran’s who own homes and who want to sell their home despite having minimal equity. Since Minnesota VA loans do not require a down payment they might be able to afford to sell their home without receiving any proceeds from equity in order to buy the next.

Falcon Heights Veterans First Step: Determine Your Eligibility

Veterans must determine two things to see if they will be qualify for a VA loan. First they ought to see if they will be eligible for a VA Certificate of Eligibility (COE). They can apply for the Certificate of Eligibility online or more simply right through their Minnesota mortgage banker. There are several categories for eligibility and I encourage veterans to check with the VA or to research their eligibility online

It is important to note that he Certificate of Eligibility offers a guarantee to the lender which compensates them for a portion of their losses in the event of foreclosure This guarantee is paid for by the veteran in the form of the VA funding fee which is commonly financed within the mortgage loan. The funding fee is waived for veterans who have experienced service related disabilities.

The second thing a Falcon Heights veteran should determine is if they can get prequalified for a VA loan. I encourage all Minnesota veterans to get preapproved for MN VA loans before we go out shopping for a home. By going through the preapproval process the banker will review your financial situation to determine if you meet the requirements for VA financing. This critical first step is usually free and requires no commitment on the part of the veteran. In fact many MN VA lenders will do this right over the phone.

How will you know what price range you should be hunting for? Closing on your home

After your home loan has been completely approved you will be ready for closing on your home in Summit-Crocus Hill. At this point all the parties involved get together at a title company to sign closing documentation and to give up property keys and welcome you to your new home. After you have gone through closing on your home you will now be a homeowner!

One of the most common methods of financing St. Paul real estate is through FHA (the Federal Housing Administration). This federal program originated back in the 1930s to help with a similar situation we have today when home foreclosures were rising and home buyers struggled to come up with a large down payment. Minnesota FHA loans have underwriting rules that benefit both the first time buyer as well as the move up buyer.

While the days of the no down payment loan are largely gone, St. Paul FHA mortgages offer down payments as low as 3 and one half per cent of the sales price. With a smaller down payment along with the seller paying much of the buyer’s closing costs today allows the Minnesota home buyer to get in for a much more reasonable down payment. This can also an advatage for current home owners who want to sell their home but have little or no equity and need to buy their next one with a small down payment.

FHA loans offer more expansive credit guidelines as well. Home buyers who have struggled through some credit challenges may more frequently qualify for a loan with FHA. Unlike conventional loans which have big pricing adjusters based on the home buyers credit scores, rates and discount points with FHA loans vary only slightly based upon the borrower’s credit score.

One interesting fact about FHA loans is that they are assumable by someone who buys your home. When you are ready to sell your home, the new home buyer of your home may have an option to take over the payments on your loan and assume the obligations of the loan. This could be an attractive selling feature to your home if interest rates are higher when you put your house up for sale. When a home buyer assumes your loan they will make up the difference between the sales price and your loan amount through a down payment.

St. Paul FHA and Down Payment Assistance

St. Paul first time home buyers also may benefit through beneficial interest rates and programs for down payment assistance through Minnesota Housing. This state agency buys FHA loans and makes use of special program features which allow for second mortgages on the property to be used as a method of reducing the first time home buyers required down payment. While maximum income limits will apply for this loan through MHFA, many Minnesota first time home buyers are making use of these loans today.

Get Pre-qualified

The first step in the process of buying a home is to get preapproved for mortgage financing.
