Our latest market data for the Twin Cities area shows that last week New Listings were DOWN 6.6% from last year and for the last three months, Active Listings were DOWN 25.0% which is a 
major shift in the market place.
Pending Sales (sold but not closed) last week were UP 41.9% from last year and for the last three months were UP 23.6%.
Closed Sales for April were UP 7.1% from last year and for the last four months were UP 14.7%.
With interest rates at a 60 year low (click here for a full article), average home prices back to the year 2000 and the shrinking inventory of homes for sale we are continuing to see multiple offers in the under $250,000 price range. Foreclosures and short sales continue to be a big part of the market. Closed sales in April (most current data) show that 2,127 (57.1%) were traditional sales and 1,600 (42.9%) were Foreclosures (Lender Owned/REO) and Short Sale Properties. It appears that REO’s and Short Sales will continue for sometime.
Median and average sales prices for April rose 12.4% and 9.7% which is an indication of a changing market.
