Our latest market data for the Twin Cities area shows that last week New Listings were UP 13.9% from last year and for the last three months, Active Listings were DOWN 6.7% which is a 
major shift in the market place.
Pending Sales (sold but no closed) last week were UP 41.2% from last year and for the last three months were UP 22.9%. This is a good indication of a recovering housing market.
With interest rates at a 60 year low, average home prices back to the year 2000 and the shrinking inventory of homes for sale we are continuing to see multiple offers in the under $250,000 price range.
As I reported last week, March’s median and average sales prices rose 6.4% and 3.5% for the first time since October 2010. April’s month end statistics should be released in the next 10 days.
Hopefully with low inventory, low interest rates and an improving job market we will see the end of declining home prices.
