Our latest market data for the Twin Cities area shows that last week New Listings were UP 2.2% from last year and for the last three months, Active listing were DOWN 25.0%.
Pending Sales (sold but no closed) last week were UP 30.2% from last year and for the last three months were UP 21.4%.
With interest rates at a 60 year low, average home prices back to the year 2000 and the shrinking inventory of homes for sale we are continuing to see multiple offers in the under $250,000 price range. A record was set for March temperatures (beating the old record from 1910).
March month end figures will be in our next report.
We are in the fourth year of record setting highs in Foreclosures and Short Sales which has created a significant drop in average and median sale prices. Hopefully with low inventory, low interest rates and an improving job market we will see a decline in depreciation and prices will flatten out for the first time in five years.
