One potential problem for some MN first time home buyers is when they have no established credit.  To many mortgage lenders, the absence of credit means they cannot offer mortgage financing due to mortgage loan requirements.

Fortunately there are some mortgage loan programs that still work with “non-traditional credit”.

What is non-traditional credit?

With a non-traditional credit report your mortgage lender can develop credit based on bills and payments that you are making but that are not yet reporting to a credit bureau.  For example, if you are renting from a landlord, a credit bureau can call the landlord to verify the payments you’ve been making.  Similarly the credit bureau can do this with other bills such as electricity, gas, cable, telephone, or even car insurance.  The key is that you must have been paying the bill monthly for at least 12 months.

At least one of these items must be for housing, such as rent.

In order to build a non-traditional credit report you will need to collect the phone numbers and account numbers for any of these companies where you make a monthly payment.  Your mortgage lender will give these to the credit bureau who will call each of these sources to develop the report.

It’s important to note that this process does not permanently add these creditors to your credit report.  It only helps the lender develop their own report used for purposes of the mortgage loan program.

Why do I need to establish credit at all?

Lenders look at past credit history as a predictor of how a borrower will pay for the mortgage payment.  If there is no history at all, there is no way for them to determine the relative risk of lending the money.  Another way of looking at it is that smaller bill payments are like practice towards paying the largest bill, usually the mortgage payment.

What if my lender does not offer such a program?

It is important for first time home buyers to know that there are many lenders out there and each have varying rules and guidelines.  If you’ve talked to just one lender who did not have the program, don’t be discouraged.  Call or email me and and I can put you in touch with one that will.

Did you know that there are tax credits available for certain “green” home improvements?  I’m talking about tax credits, which are better than tax deductions.  Tax credits will actually reduce your total tax liability, sort of like getting money back from the IRS.

That’s the good news.  Now for the urgent news.

Energy Efficient Home Improvement Tax Credit Deadline

These energy-efficient home improvement tax credits will expire at the end of 2011.  In order to qualify for the tax credits you will have to start your project no later than October or November and be sure to be finished with the project this year.

What type of improvements qualify for the tax credit?  I found 2 links that will help you find the information you need.

Rebates and tax credits are also offered by states and these incentives can be searched at:

You’ll find that the maximum federal tax credit is $500.  This amount varies based upon the type of energy-efficient upgrade that you make.

Of course, in addition to the benefits of the tax credit you’ll enjoy the savings resulting from the energy improvements as well.  Insulation that reduces air leakage by 20% to 30% could result in a savings of $220 per year.  A new air conditioner, new ductwork, and water heaters can save significantly as well.  New windows in your home could save up to $500 annually.

Beyond these smaller improvements there are additional federal tax breaks available for larger improvements such as geothermal heat pumps, solar energy systems, etc.  These tax breaks are available until 2016.  You can find more information on the Energy Star Website.

Check the websites above for projects that are eligible.  And as always consult with a tax professional before proceeding with expenditures that have tax implications.

VA Financing in Roseville

One common financing option for buying Roseville real estate for home buyers is available through lenders who offer loans guaranteed by the Veteran’s Administration. This type of Roseville mortgage financing has increased by about twenty per cent over the last few years due in part to the increasing number of our Minnesota veterans returning from the service. Additionally with the loss of other options for zero down payment loans in Minnesota, the VA offers a benefit that offers eligible buyers a unique opportunity to buy their home with no down payment.

Many veteran home buyers misunderstand the fact that they may use their VA financing benefit multiple times. As a result veteran home buyers do not necessarily need to be a MN first time home buyer in order to get VA loans with zero down payment. This can be a perfect solution for veteran’s who own homes and who want to sell their home despite having minimal equity. Since they will not need a lot of money to buy their next home with a MN VA loan they might be able to afford to sell their home without receiving any proceeds from equity in order to buy the next.

Roseville Veterans First Step: Determine Your Eligibility

Veterans must determine two things to see if they will be eligible for a VA mortgage. First they ought to see if they will be eligible for a Certificate of Eligibility through the VA. They can apply for this online or even just through their Minnesota mortgage broker. There are several categories for eligibility and I encourage veterans to check with the VA or to research their eligibility online

While VA loans require no down payment there are closing costs in Minnesota which the veteran is responsible for. To address this issue, the VA allows the buyer to negotiate with the seller to pay their closing costs. This is an extremely common strategy used to buy Roseville real estate today and most sellers have been prepared by their real estate agents that they will need to pay these costs.

Many home sellers in Falcon Heights are faced with the problem of owing more on their home loans than what their property is worth  in today’s market. The fact is that in order to sell your property in the Minnesota real estate market today you need to pay off your mortgage in order to convey clean title to your buyer. Unless you want to arrange a short sale with your mortgage lender, this means you will bring money to the closing table to pay off the remaining balance owed. As a result many home sellers who need to move are considering the possibility of putting their current home for rent in order to buy a new one.

Falcon Heights Home Sellers: Is Renting A Good Option?

The good news today is that with the tougher real estate market, the amount you can get for rent has increased significantly. It is not uncommon to find renters competing with each other to rent out your home as their is a shortage of quality rentals available today. Many home sellers in this position are finding that they can more than cover the expenses for retaining the home with these higher rents available.

Selling a home in Roseville today can be a challenge, especially with the tough competition from nearby short sales and foreclosures. Real estate values have been declining in part because of the lower asking prices offered through banks who need to bring down their real estate owned inventory. Roughly half of the sales in today’s MN real estatemarket has come from traditional home sellers. Are you in the search for help to sell your home listing in Roseville?

Homeowner’s in Roseville also enjoy some of the lowest property taxes in the area partly due to its commerically-zoned land. Home to the original Target and Best Buy stores, Roseville is a major shopping district and has more restaurants per capita than anywhere else in the Twin Cities. Students in the area attend one of the schools in the Roseville Area Schools system, District 623.
