Selling banks will also tend to limit the amount seller paid concessions towards the closing costs of your home loan. In most cases the selling bank will limit their contribution to 3 per cent of the selling price, or 2 per cent if you are an investor. Additionally, a selling bank will never look at your offer if it includes a financing contingency for the sale of a home and if you don’t provide a preapproval letter along with the offer.

The Minneapolis Association of Realtors (MAAR) had just released numbers based on the information gathered in June about the Twin Cities Real Estate Market.   Brad Fisher, 2011 MAAR President, talks about a comparison of June 2010 numbers vs. June 2011 numbers.  Highlights include:

  • June 2011 Pending Sales (homes under contract) increased 48.1% from June 2010.
  • June 2011 Inventory decreased 15.9% from June 2010.
  • June 2011 Median Sales Price decreased 9.3% from June 2010.
  • June 2011 Percent of Original List Price Received decreased 2.1% from June 2010.  Sellers are receiving on average 91.4% of ask price.
  • Interest Rates are 4.88% Conventional and 4.52% FHA.

This type of financing has increased nationally by about 20% over the last couple of years due in part to the sheer number of our returning veterans. Additionally with the loss of other options for zero down payment loans in Minnesota, the VA offers a benefit that offers eligible buyers a unique opportunity to buy their home with no down payment.

Saint Paul VA Mortgages: Not Just For The First Time Buyer

Many veteran home buyers misunderstand the fact that they may use their VA mortgage benefit multiple times. As a result veteran buyers do not necessarily need to be a first time user in order to get VA loans with zero down payment. This can be a great solution for current homeowners who wish to sell their home despite having a small amount of equity expected from the sale of that home. Since they will be able buy their next home with no down payment with a Minnesota VA loan they might be able to afford to sell their home without receiving any proceeds from equity in order to buy the next.

Saint Paul Veterans: Get Your Certificate of Eligibility

Knowing What To Offer On A Foreclosure

A foreclosure can be a great value because as an REO (real-estate-owned), the bank is responsible for paying all the maintenance costs. As opposed to a property offered as a short sale, the selling bank has a major motivation to get the property off of their books. At the same time, banks who are selling a foreclosure want to maximize the amount they get out of the property. In the lower price ranges it has turned into a sellers market meaning that many foreclosures sell for well above the listing price! Knowing what to offer for the foreclosure is critical in terms of being successful with your purchase.

Factors in Buying Foreclosures

There are two big factors to consider when determining how much to offer. The first thing is to consider how long the property has been listed on the market and the second is the general property condition. A foreclosure listing that has just been listed for sale is apt to sell for near the listing price (or even higher), while a bank that has a house that has been on the market a long time might be willing to negotiate for deeper discounts. Also, a listing that is in poor overall condition may not be able to be financed so the bank may have to reduce the price far enough to attract cash buyers. I can help you work through these factors as we search for foreclosures.

If you are planning on financing the purchase of a foreclosure there are some important things to know as well. First, the property must be in acceptable condition n order to qualify for most mortgage loans. Properties in generally poor condition will either require special financing such as FHA 203k or a cash offer. Selling banks will also tend to limit the amount seller paid concessions towards the closing costs of your home loan. In most cases the selling bank will limit their contribution to 3 per cent of the selling price, or 2 per cent if you are an investor. Additionally, a selling bank will never look at your offer if it includes a financing contingency for the sale of a home and never if you do not provide a letter of financing preapproval along with your offer.
