Great Homes are always open to interpretation.  I have been through 100′s of homes and every person I have worked with seems to like something just a little different from the next…  Here are the top 2 requests I have come across with working with buyers looking for their GREAT HOME:

  • Large Yard – Does that mean .5 acre or 100 acres?  It depends, every person has a different set of experiences to draw from that shapes their wants/needs.

         

  • Great Neighborhood - My great neighborhood may be totally different than your great neighborhood.  If it is a young couple do they want to me surrounded by people their age?  If they have kids are they looking for the same thing?  Probably not, they want to be around parents that have kids for them to play with.

         

 

The bottom line is when you make the decision to buy a home, it is a huge emotional as well as financial investment.  There is no right or wrong home to buy, it is up to the buyer to decide what they place the value on.  Know what your goals and values are prior to going out and looking and you will save yourself a lot of time and heart ache.

The national average for Homes Sold by Realtors is 2 homes per year.  Would you ever trust putting most likely your largest investment and wealth building tool in the hands of someone who has only sold 2 homes, if that?  Probably not, but the average agent will more than likely stay away from their own numbers and spend time talking about your numbers.  “How much do you owe, how much do you want to net, how much can you afford.”  Years in the business vs. volume in the business is the critical question you must ask.  Would you rather have an agent with 10 years in the business who has sold 20 homes or an agent who has been in the business for 1 year and has sold 20 homes?

Marketing matters:  The most exposure a home gets is through the MLS (Multiple Listing Service) so first impressions are huge.  If the pictures look bad, guess what – you were just glanced over by most of your potential buyers.  The same is true if the pictures look cluttered.  Know a Realtor that has attention to detail and/or has a team to help get a home ready to sell is very important.  Also knowing how much traffic a Realtor generates to their website is a huge indicator of their webpresence.  85% of all home buyers now begin on the Internet, don’t you want your home to be seen by some of that 85%?

Foreclosure and Bank Owned Homes for Sale come in all different shapes and sizes.  Some will have all the appliances left in the property, well others will have everything from the appliances to the trim and carpet pulled up.  It all depends. 

There are currently:

  •  269 Foreclosures Listed from: $100,000-$150,000
  •  146 Foreclosures Listed from: $150,000-$200,000
